The Church Commissioners for England has submitted an outline planning application for the second phase of a nearly 600-unit housing estate in Northallerton, North Yorkshire.

Following planning consent for the first phase of 109 homes, the latest plans will add another 484 homes.

The 25.8-hectare site, to the northwest edge of the town, about two miles from the centre, forms part of the NOR1 allocation in the Hambleton local plan that was adopted in 2022. The Church Commissioners secured planning consent for the allocation鈥檚 first phase in 2023.

鈥淭he second phase at Northallerton seeks to further alleviate unmet demand for housing in this historic market town,鈥 said Matthew Naylor, strategic land head at the Church Commissioners for England. 鈥淏y blending community and educational facilities, sensitive design that promotes enjoyment of nature, and a genuine mix of housing tenures and types, we hope to create an inclusive, cross-generational community that will serve its residents well into the future.鈥澛

The planning submission is the latest in the Church Commissioners鈥 strategic land portfolio, which has capacity to bring forward 30,000 homes across England in the near term. Approximately 9,000 of these are already subject to live planning applications.
